Position Summary: The Building Engineer Manager will oversee the daily operations and maintenance of Community Foundation Plaza (CFP). The ideal candidate will liaise with tenants, CCF staff, and third-party stakeholders to support the full management of the building. This includes, but is not limited to coordinating and managing maintenance, housekeeping, and security activities. The successful individual will ensure the building meets all regulatory standards and codes. 

The Building Engineer Manager will be a strategic partner to the VP of Human Resources & Administration, Vice President of Operations, and Director of Information Technology around matters concerning building ownership and management. The individual will display an ability to build relationships with internal and external stakeholders and communicate timely and effectively. The individual will display strong critical thinking skills and proactively problem solve. Having strong communication skills, both written and verbal will help build trust and establish oneself as a subject matter expert in building management. The individual must be able to multi-task and display an ability to bring teams together to get things done. Solid computer skills, ability to produce original documents, create reports, and build databases that will track all building management details, and conform to CFP operational needs   

Apart from this, the individual will display sound knowledge of the grounds, building automated systems; heating, ventilating and air conditioning systems, building  systems, possess excellent leadership skills, and be able to work flexible hours, outside of standard work hours.

Major Responsibilities:

  • Maintain a safe environment for building occupants and visitors.
  • Manage and direct cleaning, grounds keeping, and security teams and activities.
  • Manage, audit and document performance of outside contractors/vendors for service quality and cost effective solutions. Manage priorities and communicate effectively on timeline and deliverables. Assess priorities, and effectively manage schedule/timeline for all building management deliverables.
  • Conduct and distribute results of regular building inspections, prepare reports, and review checklists for daily/weekly/quarterly maintenance for building operation quality control.
  • Oversee the maintenance and repair of building utilities such as electrical, plumbing, and HVAC systems.
  • Oversee Convening and Café spaces (as this relates to building management). 
  • Participate in department strategic management, including making recommendations involving short-term planning for facility-type projects and for longer-range programs/projects.
  • Review, negotiate and provide recommendation for procurement of third-party service providers, and ensure all service contracts are properly managed Approve all contracted work in place.
  • Ability to create standardized forms, and documents in conjunction with CFP departments including Legal and Accounting. 
  • Proficient in understanding management agreements/proposals and contract language
  • Full accountability and oversight of all building construction and tenant improvements to ensure successful project delivery.
  • Ensure insurance up to date insurance compliance for all vendors, contractors, and service providers working in the building.
  • Coordinate and oversee regular building maintenance and repairs. Oversee and manage all operational activities being performed by technical staff, contractors, and vendors.
  • Liaise with eLAPD, LAFD, CalTrans, and other key City Municipalities to ensure CFP is running at its optimal level.
  • Ensure CFP is compliant with applicable policies, inspections, permits, regulations, and building codes.
  • Ensure emergency exit signs are visible and building is free of hazard.
  • Develop a protocol for responding to inquiries and requests by staff, vendors, building tenants and resolve any problems or issues timely and as cost efficiently as possible.
  • Prepare, manage and monitor detailed budget, including but not limited to all building maintenance operations, telecom, and security, etc. 
  • Prepare and carry out emergency protocols and procedures.
  • Able to react and respond to change timely and productively and handle other essential tasks as needed.
  • Knowledge of general repairs; including but not limited to plumbing, electrical, and mechanical systems.
  • Demonstrates cooperative behavior and team spirit and “can do” attitude.  
  • Other duties as assigned, dependent on organizational needs  and employee skills.

  • Education: Engineering, Management, Business Administration, Real Estate Management, or related field
  • Experience: 
  • At least five (8) years as a building manager or similar role. 
  • Experience in the design of systems for high rise buildings
  • Knowledge and demonstration of relevant laws, regulations, and building codes
  • Excellent project management skills and negotiation experience.
  • Strong critical thinking and problem-solving skills experience.
  • Building Management: Extensive experience in building management/oversight.
  • Building Safety: In-depth knowledge of OSHA and other environmental regulations and security protocols.
  • Compliance: Extensive experience with building, safety and security compliance.  
  • Project Management Skills: Strong organizational skills and attention to detail. Ability to think critically and prioritize work to adjust to multiple demands. Ability to read and understand construction specifications and blueprints.
  • Communication & Relationship Building Skills: Superior interpersonal, verbal, and written communication skills.  
  • Teamwork & General Skills: Ability to work well independently and as team member. Ability to take initiative and follow tasks through to completion.  
  • Technology Skills: Computer literacy, including proficiency in Microsoft Office software. Familiarity with security software and programming. A willingness and ability to learn appropriate database, spreadsheet, and other computer programs.
